What’s Included

Every standard installation includes:

• New copper flex connectors
• Heat trap installation
• Draining and disposal of your old unit
• No transportation fee within Seattle city limits

Most installations take approximately two hours. We’re available five weekdays plus emergency Saturday service — no Sunday service available.

Equipment We Install

We carry and install gas and electric water heaters ranging from 20 to 80 gallons, suitable for both residential homes and commercial properties including apartment buildings and rental units.

Our primary brand is Bradford White — a professional-grade line not sold at big box stores, known for reliability and longevity.

Warranty & Lifespan

Most tanks carry a 6-year warranty with extended options available. Parts and labor are fully covered in the first year; parts are covered under the tank warranty thereafter.

In the Seattle area, most tanks last 12–15 years. We recommend replacing at 10 years for tanks in finished areas without a plumbed drain pan — a leak in a finished space can cause significant damage.

A Note on Tankless Water Heaters

We do not install nor generally recommend tankless (on-demand) water heaters. In many Seattle homes, installation costs can double due to the gas line upgrades required. We’re happy to talk through the options for your specific situation.
